Common questions

What is DTI?

Debt-to-income ratio. Front-end = housing ÷ gross income. Back-end = (housing + other debts) ÷ gross income. Lenders typically want 28/36 conservatively.

Does this include PMI?

No. If your down payment is under 20%, add roughly 0.5–1% of the loan/year for PMI.
